What these numbers mean

Why rates move daily

Mortgage rates track the bond market, not the Fed funds rate directly. When investors buy more mortgage-backed securities, rates tend to fall; when they sell, rates tend to rise. The 10-year Treasury yield above is one of the most-watched signals of that shift.

Rate vs. APR

The interest rate is what you pay on the loan balance. The APR folds in certain fees and costs, spread over the loan term — which is why APR is usually a bit higher than the quoted rate, and why it's the better number for comparing offers apples-to-apples.

Points

Discount points are an upfront fee paid to lower your rate — one point typically costs 1% of the loan amount. Whether paying points makes sense depends on how long you plan to keep the loan.

Locking your rate

A rate lock guarantees your rate for a set window (commonly 30–60 days) while your loan closes, protecting you if rates move before closing. We'll walk you through timing this once you're under contract.
